| MILEAGE PLANS BETWEEN HAWAIIAN AND ALASKA AIRLINES

| | Hawaiian Airlines and Alaska Air lines have announced that their mileage plan partnership will end on April 30, 2007. Tickets purchased by April 30th on Hawaiian Airlines will be eligible for mileage credit for one year. Alaska mileage plan customers may also redeem awards on Hawaiian until April 30, 2007 as well.

| | Well, it’s been a year already since Pat and I assumed the position of your new Managers. It’s been a busy year and I feel like we’ve accomplished a lot but, my list just keeps getting longer?????
As most of you on the Mokihana side have noticed, my wife has no moss growing underneath her feet. In the past twelve months she has reupholstered 240 dining chairs, made up 80 new silk flower baskets for the rooms, shampooed the carpets in ALL of the Mokihana units and pressure washed all of the lanai furniture and chaise lounges.
By the time you receive this newsletter, “B” building at Mokihana will have been completed (except for some cement finish work and painting). It’s September 15th today as I’m writing this and we expect the construction to be completed on Monday, September 18th. That’s about 18 days behind our original target date due to delays in getting an easement for KIUC for our new electrical room. We fell 4-5 weeks behind in July and August and once we knew we weren’t going to make our September 1st reopening we started adjusting existing reservations and not taking any new ones for occupancy prior to September 15th. There were a handful of reservations for September that couldn’t be relocated or adjusted that had to occupy units before the building was completed and we apologize to those lessee’s who had to endure the ongoing construction and other inconveniences. Our contractors did a great job of making up some of the lost time and completed 4 to 5 weeks of lost time work in 18 days.
In addition to the totally rebuilt stairways, walkways and new electrical service to “B” building, we also installed new shower stalls, bath cabinets and linoleum floors in units 108 thru 112 and also repainted the interiors in all of the “B” building units.
At KK1 and KK2 we rebuilt stairways as necessary and totally rebuilt KK1’s second and third floor walkways, which were in serious need of repair. This will be ongoing this fall. We have already rebuilt about 5 of those lanais, leaving about 32 to go. It takes one full day per lanai so we will have 6-7 weeks of ongoing construction on the KK1 lanais to go. We apologize for the inconvenience and construction noise, but this has to get done for your safety. Our oceanfront location, with the combination of salt air, winds, sun and water have taken their toll on our lanais, which are constructed of wood and galvanized steel. We’re replacing a lot of dry rotted wood and reinforcing the structural elements of our decks with stainless steel supports. Unfortunately, this is something that cannot wait.
In addition to the above, we have also re-roofed the house laundry room at Mokihana, repainted and upgraded the office/public areas at Mokihana and KK1, upgraded the TV rooms at both properties, inclusive of new furniture in each and renovated all of the ground floor units at KK2 due to the flooding we experienced last winter. We also just completed the installation of new drapes in all of the KK1 and KK2 units. We installed new cable rail fencing around all three of our swimming pools to meet current insurance requirements.
Our focus for the future is to move to the room interiors, particularly at Mokihana. We’ve outlined our plans there in detail in another part of this newsletter. At KK1 and KK2 we will be replacing some kitchen and bath cabinets on an as needed basis and will continue to replace and upgrade the bath and kitchen linoleum as well.
Anyway, a lot has been accomplished, but we recognize that there is still a lot to do. As the old saying goes, “So much to do and so little time.”
Pat and I would like to thank all of you for the warm welcome we have received and for the positive feedback and compliments. WE know we can’t and won’t please everyone but we’re doing all we can to provide you with properties at which you and your quests can enjoy your time and be proud of.
Lastly, the new Waipouli Resort next door opened 60% of the property to the new owners on September 15th and remaining 40% will be transferred on October 15th. Outrigger Hotels will be managing the property and we suspect that heavy occupancy will start around the Christmas holidays. And, yes, the already miserable traffic problems will get worse before they get better.

P.S. It has just come to our attention in the last week that the Mokihana pool requires about $50,000 in repairs. The pool will be shut down in end of May/June 2007 for 3 weeks. We apologize for the inconvenience.

| | Summer has come and gone! I hope all of you had a great summer. We are heading into the busy time of year when a lot of you are traveling to the islands. I want to inform you of new security and check in requirements. Due to enhanced security measures, gels, liquids, lotions and other items of similar consistency will not be permitted in carry on baggage. These types of items must be packed in your checked baggage. You are permitted to bring solid cosmetics such as lipsticks, lip balm and similar solids. The key here is that it must be a solid and not liquid, gel or aerosol. There are a few exceptions such as liquid prescription medicine with a name that matches the passenger’s ticket, small amounts of baby formula for a baby traveling with a ticketed passenger. For a complete list or a specific item go to www.tsa.gov/travelers/airtravel/prohibited/permitted-prohibited-items.shtm WHEW!! That was a long one. This site will list several pages of items. Most items are required to be packed in your check in baggage. Remember to use the TSA website to get the latest information. I have been told that check in procedures could change. If you know the most up-to-date requirements this could save you a lot of time and hassle.
Hawaii is still one of the most popular destinations and the number of people visiting the islands is increasing every year. Hawaiian Airlines is recalling 22 furloughed pilots and will increase service from several west coast airports. You will notice additional flights from San Diego, Sacramento, Portland and Seattle. | NO SMOKING BAN

| | Your Advisory Board Members were presented with a petition last winter that was signed by a significant number of lessee’s requesting that we adopt a no smoking policy at all of our properties. Their request was for a ban of smoking within all of the rooms, on the lanais, on the walkways and within the courtyard and pool areas. They asked that smoking be allowed only in our parking areas or in areas 20 feet or more from the outside perimeter of the buildings. As the pendulum has swung and non-smokers are now the clear majority, the subject was discussed at length and a vote was taken. It was unanimously approved to ban smoking at Mokihana, Kauai Kailani 1 and Kauai Kailani 2 as outlined above effective November 1st of this year. We respectfully request that you abide by the new rules and respect the right of the majority, which are now non-smokers.
The state of Hawaii has recently passed legislation prohibiting smoking in public areas in conformance with many other states that will also take effect at this same time.
And as a note of interest, the petition to ban smoking was initiated by a smoker.

| ROOM REMODELS AT MOKIHANA

| | On your next visit check out rooms 114 and L-1. These rooms have been refurbished from floor to ceiling. At the last board meeting, the advisory board members agreed with the idea of redoing some of the less desirable rooms as a vision of what all the rooms could look like. We’ve replaced the two twin beds with a queen-sized wall bed to create more room in the units.

| | What a wonderful summer we had this year. The West Coast and Hawaii experienced beautiful weather and we know most of you are looking forward for this to continue thru the fall, winter and spring on Kauai.
As you know, we have our Advisory Board Meeting in May of each year. This year’s meeting was especially productive. Many subjects were discussed and voted on so the information in this article is very important and pertains to everyone. Please read the following article carefully. There have been some changes that will affect your reservations:
VOLUNTARY MOVES: Voluntary moves are when individuals ask us to move them to the room of their choice during their stay when other rooms are open that do not require a move. At times, owners request several moves during their stay in order to get more desirable rooms. In doing so, the same person gets the most desired room every year by checking in early and moving. This is also how rooms are booked more than one year ahead. As an example, you call a year ahead to book a room. We give you the availability. You choose to call back to book the room of your choice when it becomes available later in the month. We give the next caller the same information. They decide to book a room that is currently open then insist that we move them during their stay to a better room. When the first person calls back for the better room, it is no longer available because it was given to the person who checked in earlier and moved. Additionally, room moves create more work for the staff. Not only are they cleaning occupied rooms and rooms that are vacated, now they must clean rooms due to moves. Remember, we do not have daily maid service. Scheduling additional cleaning due to voluntary moves is a burden on the staff. Bottom line, we will not voluntarily move you if there are plenty of rooms open that do not require a move. If there is a particular room you prefer, you may call back to book it on the day it opens.
MEDICAL NEEDS: This can be very difficult to monitor. We understand medical needs and will do whatever possible to make your stay comfortable. All we have to offer are ground floor rooms for the handicapped. For those without special needs, please help us keep ground floor rooms open for those in need. On occasion, we may ask you to accept a second or third floor unit if we know a ground floor is needed by someone unable to climb stairs. Shower and bath railings have been installed in most units. This should help considerably, but we still need you to volunteer whenever possible.
SUBLETS: We have expanded the black out dates for subletting. The new dates are from December 15th until March 1st. These dates are to be reserved for our timeshare owners and their immediate family members only. The extended dates to book owner’s only was a unanimous decsion at our meeting. Every year during our peak months, sublets (non-owners) are booked in rooms while owners are waitlisted. This is not fair to our owners. We understand that you are not able to travel each year and need to sublet your time inorder to recover your cost. There are nine months available remaining for sublets, March thru mid-December. Summer months are considered peak for travel to Hawaii. Weddings, family reunions, school teachers and students all travel to Hawaii for spring and summer break. Take advantage of this when you promote your time. The new policy will not affect your existing sublets, only new reservation bookings beginning October 1, 2006.
NEW PHONES: We have enhanced our phone so you no longer have to redial if the lines are busy. First, let’s review why we no longer accept written requests. During our peak winter months there may not be enough rooms to accommodate everyone. With owners purchasing more leases, longer stays are booked making it difficult, in some cases, to book a room. WE NEED YOUR HELP to decide on how to proceed when there are very few options available to book your reservation request. Many owners were not satisfied with the dates and rooms we booked from their written requests. Having you phone us to book a reservation makes the decisions yours, not ours. After all, you will occupy the room, therefore you need to tell us how to proceed when your choices aren’t available.
Enhancing the phone system no longer requires you to redial if the lines are busy. Your call is now put into a queue and answered in the order it was received. All phone calls will get priority over emails and faxes. We answer your emails and faxes when we are free from the phones. Calling will definitely give you an advantage. Phone lines open at 9 AM Pacific Time.
RESERVATIONS are booked no more than one year ahead. If you want to check in October 1st, 2007, you need to call us to book October 1st, 2006. If October 1st falls on a Saturday or Sunday, call us the following Monday. Unfortunately, due to our limited availability you may not always get the exact date you prefer every year. Please be prepared to call several times for a reservation during our busy months. You must be flexible when booking a room. If you wish to book a reservation on the same day you are traveling, make arrangements in advance. Either have a friend or family member call or travel with a cell phone and call when you are free to use your phone. Even if you call from your cell, there still may not be rooms open on that particular day. Try not to be upset. You will get a room. If you are not flexible, we can add you to our waitlist and call you when a room opens. If we call you from the waitlist and you decline the reservation because of the room assignment, you will go to the end of the waitlist. We are sorry, but room choices are not always an option. Your patience and understanding on this subject is greatly appreciated.
All reservations are booked starting at 9 AM Pacific Time. This includes all walk-ins to the office.

| ACCOUNTING

| | The concept of helping those lessees who no longer wanted their timeshare by connecting them with someone to take it over has worked better than expected. Our debt ratio for the cost pool was extremely low for the year ending 2005. By giving away a lease that may have sat unpaid and giving it to someone that wanted it was instrumental in reducing our unpaid accounts. I started a list in the office for people wanting a lease, but time constraints get in the way and I can’t always get connections made. I have added the free leases to the “for sale” list and starred them. Please contact the ‘seller’ and make arrangements with them to set up the lease transfer. I need the following information and this applies to any transfer:
· Buyer’s name, address, phone number.
· What year is the lease transfer effective for? (2007, 2008….)
· How many days are you transferring? No one can own just 7 days. Please keep this in mind, for example, if you are thinking of transferring 7 or 14 days of a 21 day lease.
· Cost pool dues must be current before any transfer is started.
· If there are pending reservations, who is using them?
· Are the buyer’s taking over any storage you may have? Or do you want us to empty it?
Things to think about:
· Is the person using any pending reservations paying the cost pool dues attributed to those days?
· Is the new owner honoring any sublets you may have booked?
· Who gets the sublet rental money?
· If the seller used the time during Jan-Apr, who is responsible for the bill that comes out in April? New owners don’t want to pay a bill if they don’t have time to use, make this very clear if the entitlement is used.
· The cost pool bill is attributed to the number of days you own, not the time of year that the lease is transferred. Just because you transfer a lease in April and you’ve already used ½ your entitlement doesn’t mean that the seller is only responsible for ¼ of the cost pool.
· Have you made it clear that Mokihana only sleeps 3?
· Have you gone over the reservation rules and guidelines?
